Downtown Maitland Traffic Advisory

DOWNTOWN MAITLAND TRAFFIC ADVISORY

The New Year will bring a number of construction projects in the Downtown Maitland area, specifically Horatio Avenue between Maitland Avenue and 17-92 and Independence Lane.  

The public and private projects expected to be underway over the next few years include:

·       Downtown Utilities - upgrade of the City’s wastewater and water lines and extension of downtown stormwater lines to George Avenue;

·       Electric Undergrounding - undergrounding of utilities on Horatio Avenue and Independence Lane;

·       Extension of Independence Lane – the extension of Independence Lane on the north side of Horatio Avenue through to George Avenue;

·       Independence Lane Festival Street – road work and streetscape on the entirety of Independence Lane from Horatio Avenue south to Packwood Avenue; and,

·       Construction of Maitland City Centre – a private project which consists of 244 residential units and 35,000 square feet of commercial space on the existing Royal Plaza/Winn Dixie sites. 

Sidewalk ClosuresFor safety reasons, the sidewalks surrounding the Maitland City Centre site will be closed to pedestrians.  This includes the following sidewalks:

·       West side of 17-92 from Horatio Avenue to Packwood Avenue.  Pedestrians will be directed to cross to the west side of 17-92 at Horatio Avenue and may cross back south of Packwood Avenue.

·       South side of Horatio Avenue from Independence Lane to 17-92.  Pedestrians will be directed to cross to the north side of Horatio Avenue at Independence.

·       North side of Packwood Avenue from 17-92 to Independence Lane. 

Road ClosuresDuring construction there will be intermittent road closures and lane reductions on Independence Lane, as well as the elimination of on-street parking on Independence Lane during the construction of Maitland City Centre.  In addition, large construction vehicles will be entering and exiting the various project sites which will make navigating Independence Lane difficult.  It is advisable to avoid Independence Lane and Horatio Avenue between Maitland Avenue and 17-92 during these construction projects. 

Bus Stop ChangesDue to the 17-92 sidewalk closure, the LYNX bus stop formerly located in front of the Winn Dixie parcel has been moved south to 17-92 between Packwood and Ventris Avenues.

Accessing City Hall & ParkingThe City Hall parking lot at the corner of Independence Lane and Horatio Avenue will remain open for parking for City business only.  For utility bill payments there are a number of alternative methods of payment including:  online web payments, direct pay electronic withdrawal, mail payments, and phone payments.    


Alternate Routes Heading West Indicated in red on the map above.  For those who normally use Horatio Avenue to Maitland Avenue and points west, the alternate routes would include:

·     Turn right onto Sybelia Parkway from Horatio Avenue.  Take Sybelia Parkway to 17-92.

To access Maitland Boulevard turn right onto 17-92 and access the Maitland Boulevard on-ramp just past Mayo Avenue.  

§  To access locations on Maitland Avenue or Sandspur Road, continue straight across 17-92 onto Sybelia Avenue.

Turn right onto 17-92 from Horatio Avenue. 

§ 


To access Maitland Boulevard use the Maitland Boulevard on-ramp just past Mayo Avenue.  

§ 

To access locations on Maitland Avenue or Sandspur Road, take a left onto Sybelia Avenue.

Alternate Routes Heading EastIndicated in green on the map above.  For those who normally use Maitland Avenue to Horatio and points east, the alternate routes would include:

·       From Maitland Boulevard, continue past Maitland Avenue, bearing right onto the Maitland Boulevard Off Ramp.  There are two right hand turn lanes at 17-92.  Proceed south on 17-92 to the Horatio Avenue intersection, entering one of the two left hand turn lanes onto eastbound Horatio.

·       From Maitland Avenue north of Maitland Boulevard, take a left onto Maitland Boulevard and turn right onto the Maitland Boulevard Off Ramp.  There are two right hand turn lanes at 17-92.  Proceed south on 17-92 to the Horatio Avenue intersection, entering one of the two left hand turn lanes onto eastbound Horatio.

·       From Sandspur Road, take a right onto Maitland Avenue heading south and take the first left onto Sybelia Avenue.  At 17-92 take a right and enter one of the two left hand turn lanes onto eastbound Horatio.
