The intent of the Design Guidelines is to develop a base line level of project density, quality standards of guiding principles and ideas for implementation of the Downtown Maitland Revitalization Plan. This project development criteria will include but not be limited to: Building setbacks; Lot coverage; Landscape Buffers; Plant types; Site densities: Parking ratios; Building Heights; Roads widths; Architectural styles; Materials used for construction; Streetscape; Hardscape and Street Cross-Sections. It is intended that these patterns create an aesthetic, eclectic in architectural composition, inspired by decorative arts, using historic decorative idioms freely for a picturesque effect with a regard to looking as though "downtown" Maitland was created overtime showing interest in historic refinements of form, color, texture, sense of well-being, and a sense of pride and place.
