5.      Public Hearing:  Petition No. 2009-03 (BZA) 150 George Avenue

      Applicant:  Gordon Anthony, 915 Bonita Drive, Winter Park, Florida 32789

      Location: 150 George Avenue and Lot 2, Anthony Manor, Maitland, Florida 32751

Request: The applicant has requested a variance to allow for: 1) an 80-foot lot width for the proposed Lot 1, in lieu of the required 85-feet; and 2) an encroachment of a wall, 8 feet in height, within the required front yard of the proposed Lot 2. (This item has been withdrawn from the request) The applicant proposes to replat the subject property to create a three lot single family residential subdivision. (The subdivision replat is a separate application review process and is not a part of the application for variance.). The property is located in the RS-2, single-family residential zoning district.

6.      Public Hearing:  Petition No. 2009-04 (BZA) 641 Manor Road  (This item was tabled by DRC and therefore is removed from the agenda )

Applicant:  Mark Nasrallah, 1400 W. Fairbanks, Suite 102, Winter Park, Florida 32789 

      Location: 641 Manor Road, Maitland, Florida 32751

Request: The applicant has requested a 5-foot variance to allow an expansion of the garage within the 15-foot northern required side yard. The applicant proposes to extend the existing 2 car garage, to create a 3 car garage with a game room on the second floor above the garage. This expansion would permit the garage to be located 10 feet from the northern side yard property line in lieu of the required 15 feet.  The property is located in the RS-1, single-family residential zoning district.

Also note that the concurring vote of four (4) members of the Board is required to effect any variation in the application of the zoning code.
