Applicant: New Hope for Kids, 205 East State Road 436, Fern Park, Florida 32730

Location: 450 South Wymore Road, Maitland, Florida 32751

Request: The applicant requests a variance to permit the construction of a structure (Grief Counseling Center) that will extend within 5 feet of the 25-foot required front yard. This request is submitted in accordance with Section 21-5 (XIV) Setback lines.B.5, of the Maitland City Code, which requires a 45-foot setback from the centerline of Wymore Road with an additional yard requirement of 25 feet when the setback line falls within the boundary of the property. This would require the building to be approximately 70.33 feet from the centerline, as proposed the building is approximately 50.33 feet from the centerline of Wymore Road and 20 ± feet from the western front property line. This equates to a variance of 20 feet. The subject property is located within an RS-2, single-family residential zoning district.
