Applicant: Coledev, LLC, 135 North Knowles Avenue, Winter Park, Florida 32789.

Location: 160 Minnehaha Road, Maitland, Florida 32751.

Request: The applicant requests a variance from the minimum 105-foot lake front lot width requirement in the RS-2 (single-family residential district) to permit a lot width of approximately 27.40 feet at the street to 98.76 feet at the lake. The applicant proposes to subdivide the subject property to create two lots. The lot is proposed at 43,879.7 square feet in area, more or less. The 105 foot minimum lot width requirement is applied to the frontage on the lake, as well as a minimum frontage at the street. The non-lakefront lot is proposed to be 15,473.9 square feet. (The subdivision process is a separate application review process and is not a part of the application for variance). The property is located in the RS-2, Single-Family Residential District.
