Welcome: The Commission welcomes public comment. To ensure that the concerns of all parties are given fair consideration at the appropriate stages of the process, it is important that decorum is maintained. When addressing the Commission, please address all statements to the Chair. Since an audio record is being made of the meeting, individuals addressing the Commission are asked to use the lectern so that the comments may be recorded. In addition, individuals addressing the Commission must provide their name and address for the record. During public hearings, an announcement will be made to open and close the public comment stages of the hearing. Any written statements or other exhibits shall be provided to the staff representative, if desired to be made a part of the meeting record. Your involvement is essential to the process and is appreciated.

5. Public Hearing: Petition No. 2004-03 (SUB) The Oaks of Maitland Second Addition Preliminary Subdivision Plat
Applicant: Charles Clayton, Jr., 615 North Wymore Road, Winter Park, FL 32789
Location: The site lies on the north side of Mayo Avenue and east of 17/92 on Sanford Avenue.
Request: The applicant is requesting to replat property along the west side of Sanford Avenue from Mayo Avenue to North Avenue into eight lots for single family residences.

6. Public Hearing: Petition No. 2005-04 (AZ)(PD) Kalmanson Pointe
Applicants: Barry Kalmanson, Barbara Kalmanson, and Lester Kalmanson, 500 North Maitland Avenue, Suite 305, Maitland, Florida 32751
Location: The properties are located at 2055 and 2080 Summerland Avenue, Maitland, Florida 32751
Request: The applicants request amendment of the approved Planned Development for Kalmanson Pointe to allow accessory structures with walkways, to be connected principal structure; no limitation on number of accessory buildings; no limit on the size of the accessory structures; multiple kitchens in principal structure; eliminate 15 foot setback between Lots 1 and 2 in order to build across lot lines; height limitation of 40 feet; permit a fence no higher than 8 feet in required 30 foot front yard; a fence no higher than 6 feet in the required 30 foot front yard along the entire length of the south and west lot lines of Lots 1 and 2 respectively.

7. Public Hearing: Petition No. 2004-07 (SUB) Uptown Maitland Final Subdivision Plat
Applicant: City of Maitland, 1776 Independence Lane, Maitland, Florida 32751
Location: The property is located on the eastern side of 17/92(Orlando Avenue)from George Avenue to Sybelia Avenue and contains 15.787 acres, more or less.
Request: The request is to subdivide eight properties into 4 (four) lots along with Tract A (Stormwater, Wetland & Park Tract) and right-of-way for the Swoope Avenue road extensions.

8. Public Hearing: Town Square Redevelopment Project
Applicant: MAITLAND TOWN CENTER, LLC, 236 Pasadena Place, Orlando, Florida 32803.
Location: The subject property includes approximately 15 +/- acres and is generally bound by George Avenue on the North, US Highway 17/92 (Orlando Avenue) on the West, Packwood Avenue on the South and Maitland Avenue on the East; all within the City of Maitland, Orange County, Florida.
Request: Approval of agreement for development and disposition of property to allow construction of a new Town Hall, Public Safety Building, two parking structures, retail space, office space, and townhouses or condominiums.

Applicant: Cogan Bros-Prevatt, LLC, 541South Orlando Avenue, Maitland 32751
Location: 245 S. Maitland Avenue (Southwest Corner of Maitland Avenue & Packwood Avenue)
Request: The applicant is requesting to construct a two-story office building in the Cultural Corridor district

10. Decision: Petition No. 2005-01 (SPR) AmSouth Bank (Maitland Mixed Use)
Applicant: Shoppes of Maitland L.L.C., 7505 West Sand Lake Road, Orlando, FL 32819
Location: The property is located at 400 S. Orlando Avenue (N.E. Corner of S. Orlando Avenue and Ventris Avenue), Maitland, FL 32751
Request: The applicant is requesting Site Plan Review approval for a 3,820 square foot bank and an 18,200 square foot mixed-use center.
11. Recommendation: Petition No. 2005-01 (AZ)(PD) 800 N. Maitland Avenue, Kalmanson
Applicant: Barry Kalmanson, 500 N. Maitland Avenue, Suite 305, Maitland, Florida 32751
Location: The properties are located on the southeastern corner of east Marion Way and north Maitland Avenue.
Request: The applicant requests to change the zoning classification of properties from a zoning category of RS-4 Single-Family Residential District to PD, Planned Development District and to obtain approval of a preliminary development plan in conjunction with the planned development zoning district to build a 17,388 square foot office building.
