Welcome The Commission welcomes public comment. To ensure that the concerns of all parties are given fair consideration at the appropriate stages of the process, it is important that decorum is maintained. When addressing the Commission, please address all statements to the Chair. Since an audio record is being made of the meeting, individuals addressing the Commission are asked to use the lectern so that the comments may be recorded. In addition, individuals addressing the Commission must provide their name and address for the record. During public hearings, an announcement will be made to open and close the public comment stages of the hearing. Any written statements or other exhibits shall be provided to the staff representative, if desired to be made a part of the meeting record. Your involvement is essential to the process and is appreciated.

5. Decision: Petition No. 2004-05 (SUB) Maitland Village Preliminary Subdivision Plat Application
Applicant: ERM Development Corp., C/O Eli Melamed, 2973 West S.R. 434, Suite 400, Longwood, Florida 32779.
Location: Contiguous on the north and west side to Winfield Unit 1 and on the east to the City of Maitland Public Works Facility/ Fire Station/Police Sub-Station.
Request: The applicant requests Preliminary Subdivision Plat approval to subdivide and plat the subject property into 88 lots for townhome construction.

6. Recommendation: Petition No. 2004-04 (AZ)(PD) Lake Sybelia Cove-Phase III Final Development Plan
Applicant: Luis F. Payas, 816 Viscaya Lane, Altamonte Springs, Florida 32701
Location: Lot 20 and a portion of Lot 21-A of Lake Sybelia Cove Phase III
Request: Amendment of the Final Development Plan to allow for the creation of Lot 20-A from a portion of Lot 21-A for the purpose of providing a lakefront lot for the owner of Lot 20 of Lake Sybelia Cove Phase III.

7. Recommendation: Petition No. 2004-05 (AZ)(PD)-Maitland Village Final Development Plan
Applicant: ERM Development, 2973 West SR 434, Suite 400, Longwood, FL 32779
Location: The parcel is located north of Fennel Street and east of Winfield Subdivision in Maitland, FL
Request: The applicant requesting a Final Planned Development for development of 88 townhome units

8. Recommendation: Petition No. 2004-06 (SUB) TCR NF Properties Final Subdivision Plat
Applicant: TCR NF Properties Inc, 201 New York Avenue, Ste.200, Winter Park, FL 32789
Location: The parcel is located east of Lake Shadow and west of Lake Lovely in Maitland, FL
Request: The applicant is requesting final subdivision plat approval to Replat Tract C, Burmese Drive, and a portion of Tract D all of Winfield Unit 1, including property situated between Lake Lovely and Lake Shadow. (Property is referenced as the Alexan at Maitland Center Phase II.)

9. Recommendation: Petition No. 2004-03 (AZ)(PD) Final Development Plan - Alexan at Maitland Center Phase II (Shadow Lake)
Applicant: TCR NF Properties Inc, 201 New York Avenue, Suite 200, Winter Park, FL 32789
Location: The parcel is located east of Lake Shadow and west of Lake Lovely in Maitland, FL
Request: The applicant requesting final development plan approval for 243 condominium units to be developed on a 48.03 acre site. (A development agreement also exists for this site.)
