Planning & Zoning Commission Meeting

The Commission welcomes public comment. To ensure that the concerns of all parties are given fair consideration at the appropriate stages of the process, it is important that decorum is maintained. When addressing the Commission, please address all statements to the Chair. Since an audio record is being made of the meeting, individuals addressing the Commission are asked to use the lectern so that the comments may be recorded. In addition, individuals addressing the Commission must provide their name and address for the record. During public hearings, an announcement will be made to open and close the public comment stages of the hearing. Any written statements or other exhibits shall be provided to the staff representative, if desired to be made a part of the meeting record. Your involvement is essential to the process and is appreciated.

V.        Public Hearing: Petition No. 2007-07 (AZ) (PD) 0 Shadow Lake Drive

 Applicant: Shadow Lake Development, LLC

 Location: 0 Shadow Lake Drive, Maitland, Florida 32751

 Request: The applicant requests approval of a Final Planned Development to allow the      construction of 243 multi-family residential units not to exceed 45 feet in height.

VI.       Public Hearing: Petition No. 2007-05 (SPR) 0 Fennell Street

 Applicant: Shadow Lake Development, LLC

 Location: 0 Fennell Street, Maitland, Florida 32751

 Request: The applicant proposes to construct Fennell Street Neighborhood Park on 5.583 ± acres. As  proposed the park will include a trail, playground, pavilion, and retention pond.

VII.     Public Hearing: Petition No. 2007-04 (AZ)(PD) 1950 Summit Park Drive

Applicant: Stephen Whitley, Liberty Property Limited Partnership, 2400 Lake Orange Drive, Suite 110, Orlando, Florida 32837.

Location: 1950 Summit Park Drive, Maitland, Florida 32751. The property is situated east of Maitland Boulevard and west of Summit Park Drive.

Request: The applicant proposes to obtain approval of a final development plan to permit the construction of a seven story 231,625 square foot building with surface parking in the PD (Planned Development) zoning district.

VIII. Public Hearing: Petition No. 2007-03 (ALU) Future Land Use Map and Text Amendments/  Identify boundary of the proposed Maitland Town Center and provide language addressing residential density and non-residential intensity within those boundaries.

        Applicant: City of Maitland, 1776 Independence Lane, Maitland, Florida 32751

Location:  The subject area is located between two major roadways, US 17-92 on the east and Maitland Avenue on the west. George Avenue is the northern boundary and Packwood Avenue is the southern boundary. The subject area is bisected by Horatio Avenue. The area contains 14.82 acres more or less.

Request: This amendment seeks to identify the boundary location of the proposed Maitland Town Center development on the Future land Use Map (FLUM). This amendment will also introduce language addressing residential density and non-residential intensity within those boundaries.

IX.     Public Hearing: Petition No. 2007-04(ALU) Future Land Use Map and Text Amendments / Designate CRA as Urban Infill  Area

        Applicant: City of Maitland, 1776 Independence Lane, Maitland, Florida 32751.

        Location: CRA  area within the City of Maitland containing approximately 212 acres.

Request: This amendment will seek to establish an Urban Infill Redevelopment Area (UIRA) designation on the City’s (FLUM) for the  area within the City of Maitland’s Community Redevelopment Area (CRA) and will include text amendments as well.

X.     Public Hearing: Petition No. 2007-05(ALU) Future Land Use Map and Text Amendments/ Establish Transit Oriented Development (TOD) District

Applicant: City of Maitland, 1776 Independence Lane, Maitland, Florida 32751

Location: The proposed area to be affected by the TOD District is that area that is generally located within a  ½ (one-half) mile radius around the proposed location of the Maitland Commuter Rail Station, within the City of Maitland, Orange County, Florida. This area is generally located near the existing Parker Lumber property by the CSX Railroad Tracks within the City of Maitland.

 

Request: This amendment will seek to establish a Transit Oriented Development District for the area around the proposed location of the Maitland station on the proposed Central Florida Commuter Rail line.  This amendment will also introduce general language to propose future planning and study exercises addressing future development within the proposed TOD area.  

XI.      Recommendation: Petition No. 2007-08 (AZ)(PD) 2450 Maitland Center Parkway

        Applicant: Roni Elias, Park Place, LLC, 2450 Maitland Center Parkway, Suite 300, Maitland, FL  32751

        Location: 2450 Maitland Center Parkway, Maitland, Florida 32751

        Request: The applicant requests to obtain approval of a final development plan in conjunction with the planned development zoning district. As proposed the applicant would like to construct a 6,455 square foot Bank/Retail/Restaurant Building at 2450 Maitland Center Parkway.
