IV. Public Hearing / Recommendation: The Brossier Company, Development Agreement and Disposition of Property (Maitland Town Center)
Applicant: The Brossier Company, P.O. Box 478, Winter Park, Florida 32790.
Request: To construct a maximum of 675 residential units, including a maximum of 475 apartments and approximately 200 condominiums; 500,000 square feet of restaurant/retail/office and/or live/work commercial space; 200 key boutique hotel; street and surface parking, multi-story and underground parking structures, accommodating approximately 2,440 spaces with the garage spaces constructed so as not to be readily visible from or front the public streets and other associated improvements as directed in the approved Final Site Plan, all of which shall constitute the “Development Improvements”. To ensure buildings fronting Independence Lane and 17/92 are limited to a maximum of 3 stories or 44 feet in height, as measured from the grade to the highest point on the roof but excluding City approved architectural details, subject to the requirements of the City zoning regulations. Building heights may be increased from the 44 foot limitation to a maximum of 111 feet with architectural details as they are stepped back from street front as set forth. Developer is proposing an exception relative to density (floor area), height and number of stories on the site in accordance with the requirements and incentives available under the Downtown Maitland Revitalization Plan and Master Plan. The agreement also proposes to transfer 4.60 acres (excluding right-of-ways) of City property, contiguous to Orlando Avenue (U.S. 17-92), George Avenue, Packwood Avenue, and Maitland Avenue in the City of Maitland, Florida and CSX Railroad; to the Developer in exchange for “Development Improvements” to City standards.
Location: The properties are more specifically bound by George Street on the North, U.S. Highway 17/92 on the East, Packwood Street on the South and Maitland Avenue on the West in the City of Maitland, Florida. The site contains ±14.82 acres, more or less.
V. Public Hearing: Petition No. 2007-04 (AZ)(PD) 1950 Summit Park Drive

Request: Approval of a final development plan to permit construction of a ten story 317,449 square foot office building with surface parking and a four level parking garage in the PD ) zoning district. The property is situated east of Maitland Boulevard and west of Summit Park Drive.
