Welcome:  The Commission welcomes public comment. To ensure that the concerns of all parties are given fair consideration at the appropriate stages of the process, it is important that decorum is maintained. When addressing the Commission, please address all statements to the Chair. Since an audio record is being made of the meeting, individuals addressing the Commission are asked to use the lectern so that the comments may be recorded. In addition, individuals addressing the Commission must provide their name and address for the record. During public hearings, an announcement will be made to open and close the public comment stages of the hearing. Any written statements or other exhibits shall be provided to the staff representative, if desired to be made a part of the meeting record. Your involvement is essential to the process and is appreciated.

IV.     Public Hearing: Petition No. 2006-01 (AZ)(PD) 545 S. Keller Road Preliminary Planned Development Shadow Lake III

Applicant: Bainbridge Communities Acquisition II, LLC, 12765 W. Forest Hill Boulevard, Suite 1307, Wellington, Florida 32751. The current property owner is Kyngs Heath VII, 284 N. Park Avenue, Winter Park, Florida 32789.

Request: The applicant requests to change the zoning classification from OC, Office, Commercial to PD, Planned Development District and to obtain approval of a preliminary development plan in order to construct 130 (one hundred thirty) multi-family dwelling units, with a 4 story height. 

Location: The property is situated on the west side of Keller Road and south of Fennell Street on Lake Shadow.

V.         Public Hearing: Agreement for Redevelopment of Property and Access to City Incentives in Downtown Maitland for The Village of Lake Lily

 

Applicant:  MGI Properties Maitland Limited Partnership 480 N. Orlando Avenue, Suite C-222, Winter Park, Florida 32789.

Request: The Agreement will allow construction of a minimum of 40,000 and a maximum of 90,000 square feet of retail/office commercial space and a maximum of 450 multi-family residential units (at least 200 units will be condominium) and includes two parking structures constructed between the buildings so as not to be seen from or front the streets and other associated improvements. A maximum height of fifty five feet (55’) to the eave (excluding roof elements and focal points not intended for human occupation) is proposed with regard to the residential and associated parking improvements on the site.  The proposed Agreement also provides for the design and construction of streetscape along U.S. Highway 17-92 and the portion of the project site fronting Lake Avenue, open space, utilities, and storm water elements.

Location: The subject property lies south of Lake Lily Park, east of the CSX railroad tracks, west of US 17-92, and north of Lake Avenue, within the City of Maitland.

 

VI.   Recommendation: Petition No. 2005-05 (AZ)(PD) 1404 Caring Court (Note: Public comment will be taken pursuant to direction provided at the December 1, 2005 Commission meeting.)

Applicant:  Centex Homes, 385 Douglas Avenue, Suite 2000, Altamonte Springs, Florida  32714.

Request: The applicant is requesting to amend auxiliary structure setbacks for lots 13 through 23 (single-family homes).  The setback request is to have the approved 20’ rear setback apply to the principal structure and allow pools and pool enclosures to have a 5’ rear setback.

Location: The property is located on Caring Court within the development commonly known as the Enclave at Maitland and specifically includes lots 13-23. The property is located to the north of Hope Road and is situated between Lake Love and Lake Charity within Maitland, Florida.

VII.     Recommendation: Petition No. 2005-06 (SUB) The Oaks of Maitland Second Addition Final Subdivision Plat

Applicant: Charles Clayton, Jr., 615 North Wymore Road, Winter Park, FL 32789.

Request: The applicant is requesting Final Subdivision Plat approval to replat property along the west side of Sanford Avenue from Mayo Avenue to North Avenue into eight lots for single family residences.

Location: The site lies on the north side of Mayo Avenue and east of 17/92 on Sanford Avenue.
