DEVELOPMENT REVIEW COMMITTEE MEETING

1.       Call to Order

2.       Approval of Meeting Summary from September 13, 2007

3.       Recommendation: Petition No. 2007-09 (BZA)450 S. Wymore Road

Applicant: New Hope for Kids, 205 East State Road 436, Fern Park, Florida 32730

Location: 450 S. Wymore Road, Maitland, Florida

Request: The applicant requests a variance to permit the construction of a structure (Grief Counseling Center) that will extend within 5 feet of the 25-foot required front yard. This request is submitted in accordance with Section 21-5. (XIV).Setback lines.B.5, of the Maitland City Code, which requires a 45-foot setback from the centerline of Wymore Road with an additional yard requirement of 25 feet when the setback line falls within the boundary of the property. This would require the building to be approximately 70.33 feet from the centerline, as proposed the building is approximately 50.33 feet from the centerline of Wymore Road and 20 ± feet from the western front property line. This equates to a variance of 20 feet. The subject property is located within an RS-2, single-family residential zoning district.

      Request: The applicant proposes to renovate 3,200 square feet of the existing office space to accommodate a daycare with the addition of 1,800 square foot playground area through conversion of a portion of the parking lot (including removal of asphalt) to a playground area.

Request: The applicant requests a zoning amendment minor planned development preliminary phase.

7.       Recommendation: Petition No. 2007-02 (SUB) 0 Concourse Parkway South

Request: The applicant requests to subdivide property into 9 lots along with Tract A, Tract C, Tract G, and Tract L.

8.       Recommendation: Petition No. 2007-05 (AZ)(PD) 0 Concourse Parkway South

Applicant: Alan Ginsburg, 1551 Sandspur Road, Maitland, Florida 32751

Request: The applicant requests for a Final Planned Development (PD) zoning district to permit a house of worship on the site consisting of approximately 450 seats. Also proposed are up to (8) eight office buildings of approximately 10,907 square feet, to as few as (2) two office buildings of an approximately 43,628 square feet each, for a total of 87,256 square feet of office space. The proposed square footage will not exceed the square footage allowed in the planned development approved by the City of Maitland in 1997. The maximum height will not exceed 35 feet and there is no access to Sandspur Road. 

9.       Decision: Petition No. 2007-03 (SPR) Northbridge -753 North Orlando Avenue

Applicant: Vince Pellicane Jr., VJR Properties, LLC., 922 Lake Baldwin Lane, Suite B, Orlando, Florida 32814

Location: 753 North Orlando Avenue, Maitland, Florida 32751

Request: The applicant is requesting an administrative site plan review for an existing development agreement dated, August 15, 2005 for 40,000 square feet of habitable space consisting of a three-story building and a one-story restaurant building. The commercial uses are to be less than 40,000 square feet and to include a bank, retail, office space and 7,000 square feet of restaurant space.

10.   Recommendation: Abandonment of Utility Easement-2470 Lauder Drive 

Applicant: Leigh Beyer, 1025 S. Semoran Boulevard, Suite 1093, Winter Park, Florida 32792

Location: 2470 Lauder Drive, Maitland, Florida 32751

Request: The applicants request to have 4 feet of the existing 14-foot utility easement abandoned.

11.   Pre-Application Meeting: 600 N. Lake Destiny (Sheraton Hotel of Maitland)

Request: The applicant proposes to expand ballroom/meeting area from 13,606 square feet to 17,356 square feet and remove 13 parking spaces to facilitate the expansion.
