3.       Recommendation – Petition No. 2007-03 (BZA) 331 Pawnee Trail

Applicant: Christopher Chard, P.O. Box 181612, Casselberry, Florida 32718

Location: 331 Pawnee Trail, Maitland, Florida 32751

Request: The applicant requests variances to permit the following: a lot with an area of 9,336.86 ± square feet in lieu of the required 10,000 square feet; a lot width of 76.50 feet in lieu of the required 85 feet; and an addition to be constructed within 20.6 feet of front property line in lieu of the required 25 feet.

4.       RecommendationPetition No. 2007-04 (BZA) 1671 Huron Trail

Applicant: Kathleen McKinlay, 1671 Huron Trail, Maitland, Florida 32751

Location: 1671 Huron Trail, Maitland, Florida 32751

Request: The applicant has requested a variance to construct a fence six feet (6’) in height within the required front yard on the easterly and northerly property lines in lieu of the two and one-half foot (2½’) front yard requirement, within the twenty-five foot (25’) front yard requirement.

5.       RecommendationPetition No. 2007-01 (AZ)(PD) 0 Concourse Parkway South

Applicant: Alan Ginsburg, 1551 Sandspur Road, Maitland, Florida 32751

Location: 0 Concourse Parkway South, Maitland, Florida 32751

Request: The applicant requests to amend the current Planned Development (PD) zoning district to permit a house of worship on the site consisting of approximately 750 seats. Also proposed are up to (8) eight office buildings of approximately 11,157 square feet, to as few as (2) two office buildings of an approximately 44,628 square feet each, for a total of 89,256 square feet of office space. The proposed square footage will not exceed the square footage allowed in the planned development approved by the City of Maitland in 1997. The maximum height will not exceed 35 feet and there is no access to Sandspur Road. 

6.       Recommendation Amend Northbridge Development Agreement

Applicant: Vincent Pellicane Jr., VJR Properties, LLC, 922 Lake Baldwin Lane, Suite B, Orlando, Florida 32814

Location: The property is located on the west side of US 17-92 (Orlando Avenue) north of Sybelia Avenue, Maitland, Florida 32751

Request: The applicant requests to amend the Northbridge Development Agreement with the following changes 1) Dedicate an access easement on the northern property line; 2) Underground all overhead utilities; 3) Remove the temporary banking facility; 4) Modify architectural building elevations 5) Provide 143 parking spaces in lieu of 141 parking spaces 7) Add requirement that Lift Station and Off Site Sewer Improvements fees associated with easement acquisition, surveying, design, and construction of the sanitary sewer pipeline construction along Orlando Avenue (17/92) shall be compensated by the developer.
