3.      Pre-Application: 304 Lake Avenue  (Park Lake Gardens)  

Applicant: Mark Estrin and Dennis Reeser, 450 Ventris Lane, Maitland, Florida 32751

Location: 304 Lake Avenue, Maitland, Florida 32751

Request: The applicant requests preliminary review of proposal to construct a five to seven story 81,057 ± square foot Senior residential facility with a 49,400 square foot parking garage. As proposed the facility will consists of approximately 1/3 independent living, 1/3 assisted living, and 1/3 full nursing/memory care.  Other services will include, but not be limited to Outpatient Surgery, Medical Imaging, and Compounding Pharmacy. The property is currently located in the RG-3, multiple family zoning district.

Applicant: Orangewood Christian School, 1300 w. Maitland Boulevard, Maitland, Florida 32751

Location: 1250 N. Maitland Boulevard, Maitland, Florida 32751

Request: The applicant requests preliminary review of proposal for to construct a 19,500 square foot educational institution (grades 6-8th), 10,400 square foot gymnasium/cafeteria, and an 1,800 square foot utility building. Extended uses of the school would include, but are not limited to, sports and fine arts events, and various meeting which would be held on various weekday evenings between 5:00 and 9:00 p.m. The property has Split Zoning of RS-3, single-family residential district and PD, Planned Development district.

5.      Recommendation: Petition No. 2014-01 (BZA) 331 Minnehaha Road (This shall include a Public Period.)

Applicant: Joan Matthews, 690 Dommerich Drive, Maitland, Florida 32751

Location: 331 Minnehaha Road, Maitland, Florida 32751

Request: The applicant requests a variance from the minimum 85-foot lot width requirement in the RS-2 (single-family residential district) to permit a lot width of 80 feet for 331 Minnehaha Road. The present dimensions of 331 Minnehaha Road lot are 160 feet in width and 195.43 feet in depth, including a total of 31,290 square feet more or less. The applicant proposes to subdivide the subject property to create two lots. The proposed two new lots would be 80 feet in width and 195.43 feet in depth, and include 15,645 square feet more or less in each lot. (The subdivision process is a separate application review process and is not a part of the application for variance.) 

6.       Recommendation:  Petition No. 2014-02 (SPR) 222 W. Maitland Boulevard (This item will be reviewed by DRC on March 20, 2014)

Applicant: Fragomeni Engineering, Inc., 4985 Hoffner Avenue, Suite 1 Orlando, Florida 32812 on behalf of Bridges Academy.  The property owner is Penta Partners LLC, 816 Brightwater Circle, Maitland, Florida 32751.

Location: 222 W. Maitland Boulevard, Maitland, Florida 32751

Request: Applicant requests site plan review to allow an educational institution at 222 W. Maitland Boulevard, Maitland, Florida 32751. The application is submitted pursuant to Section 21-20. Floating Zone. II. Permitted principal uses and structures. A. Residential Land Use Districts. 3.  As proposed, the age group for the facility will include ages 6 through 14. Roughly half of the classroom will be used for elementary school age children and the other half of classrooms will be used for middle school age children. There will be no after school programs at the school.

7.      Decision: Petition No. 2014-01 (SPR) 1740 Fennell Street (This shall include a Public Period)

Applicant: AKG Holdings, LLC, 2500 Maitland Center Parkway, Maitland, Florida 32751

Location: 1740 Fennell Street, Maitland Florida 32751

Request: The applicant requests to construct an 11,316 square foot two story office building. The property is located in the OC, Office, Commercial District.

8.      Recommendation: Petition No. 2013-06 (AZ)(PD) Option 2 PD - 8601 Summit Centre Way (Wendy’s Restaurant) (This shall include a Public Period)

      Request: The applicant requests to amend the existing planned development zoning district (PD) to obtain approval to allow a 339 sq. ft. (plus or minus) addition to the existing structure which also includes an outdoor seating area, parking lot restriping, landscaping, signage, and other site improvements. The property is generally located east of Summit Centre Way and northwest of Maitland Summit Boulevard.

Applicant: The application is submitted by Andy Blackburn – Wendy’s International, Incorporated, 1165 Sanctuary Parkway, Suite 300, Alpharetta, Georgia 30009.   

Location: The property is generally located east of Summit Centre Way and northwest of Maitland Summit Boulevard and is located within the City of Maitland at 8601 Summit Centre Way, Orlando, Florida 32810
