2.      Approval of Meeting Summary from May 16, 2013

3.      Recommendation: Petition No. 2013-01 (ALU) 1000 Sanford Avenue

Applicant: A proposed Comprehensive Development Plan (CDP) Amendment has been submitted by Scott Stearns, Bowyer-Singleton & Associates, Inc., 520 South Magnolia Avenue, Orlando, Florida 32801. The current property owner is Home Builders Association of Metro Orlando, Inc., 544 Mayo Avenue, Maitland, Florida 32751-4573.

Location: The subject properties have Orange County Property Appraiser parcel identification numbers of 30-21-30-5575-02-000; 30-21-30-5575-00-110; and 30-21-30-5575-00-200.

Request: The proposed amendment would modify the City of Maitland Future Land Use Map - Map Series 1 to change the Land Use Category of properties located north of Mayo Avenue, south of North Avenue, west of Sanford Avenue, east of Maitland Boulevard Ramp “B” from Single Family Detached Residential to Professional Office.

4.      Recommendation: Petition No. 2013-01 (DA) Amended and Restated Annexation and Development Agreement: The Courtney at Lake Shadow

Applicant/Property Owner: Contra Vest Development Partners, LLC 237 S. Westmonte Dr., Suite 140, Altamonte Springs, FL. Kyngs Heath VII, 284 N. Park Ave, Suite A, Winter Park, FL.

Locations: 545 S. Keller Road, Orlando, Florida 32810. (The subject property is vacant land situated within the City of Maitland, Florida).

Request: The proposed Agreement would add an allowance for multi-family residential use, conditioned upon the approval of a rezoning of the property to Planned Development. The current DA allows for office uses on the referenced site. The density proposed for this site is 21.62 du/ac+/-. (Note: This site is included in a proposed Planned Development zoning amendment with contiguous property to the south. When considering both sites in a unified development plan, the total dwelling unit count is 244 and the overall density would be 20 du/acre.) The maximum proposed building height is 75 feet. 

5.      Recommendation: Petition No. 2013-01 (AZ)(PD) The Courtney at Lake Shadow

Applicant/Property Owner: Contra Vest Development Partners, LLC 237 S. Westmonte Dr., Suite 140, Altamonte Springs, FL/Kyngs Heath VII, 284 N. Park Ave, Suite A, Winter Park, FL.

Location: 545 & 775 S. Keller Road, Orlando, Florida 32810(The subject properties are within the City of Maitland).

Request: The request includes amendment of an existing PD, with an expired development plan approval, to a PD, planned development district and obtain development plan approval for multi-family use on parcel 34-21-29-0000-00-015. The applicant also requests to amend the zoning district from OC, Office Commercial District to PD, Planned Development zoning district and obtain development plan approval for multi-family residential use on parcel 34-21-29-0000-00-065. The parcels are submitted as a unified planned development.

The application proposes the development of The Courtney at Lake Shadow Apartments, a multi-family development proposed to contain 244 dwelling units.
