Request:  The applicant requests preliminary review of proposal to build a 1,500 square foot free standing Subway Sandwich Shop on the southeast portion of the property, removing 8 parking spaces. The property is located in the DMZD, Downtown Maitland Zoning District.
4.       Recommendation: Petition No. 2012-03(BZA) 604 Minnehaha Lane

Request: The applicant is requesting seven variances to the zoning code. First, there is a request for a variance to allow lot coverage of 34.28 percent in lieu of the required 30%. Second, the applicant requests to replace an existing carport 1-foot 3 inches from the southern side yard property line in lieu of the required 10 feet. Third, the applicant requests to construct a Pergola/Arbor with columns 5 feet from the southern side yard property line rather than the required 10 feet. Fourth, the applicant proposes to replace an existing Cabana 5 feet from the southern side property line in lieu of the required 10 feet. Fifth, the applicant request to install pool equipment18 inches from the southern side property line in lieu of the required 10 feet. Sixth, the applicant proposes to install a raised lawn with retaining wall cap with columns from 8 feet 9 inches to 10 inches from the northern side property line, in lieu of the required 10 feet. Seventh, the applicant requests that the existing air conditioning unit remain 8 feet 8 inches from northern side property line, in lieu of the required 10 feet. The property is located in the RS-2 zoning district.
5.       Decision: Petition No. 2012-01(SPR) 525 Sybelia Parkway
Applicant: David Stokes, 431 E. Horatio Avenue, Maitland, Florida 32751.
Location: 525 Sybelia Parkway, Maitland, Florida 32751
Request: The applicant requests a site plan review for a multifamily development for seniors composed of 93 affordable housing units as well as 6,982 square feet of office/retail space. As submitted, the development is for seniors from 55 years of age and older. The property is located in the DMZD, Downtown Maitland Zoning District.
6.       Recommendation: Chapter 8, Section 14. Shoreline Alteration and Landscaping of the City Code of Ordinances to amend the process for subjecting violators to penalties and providing a permitting appeals process.
