3.      Recommendation: Petition No. 2012-01 (AZ) Lakes of Maitland Condominium Association Inc- Zoning (Text) Amendment.

Applicant: Lakes of Maitland Condominium Association Inc., P.O. Box 350, Winter Park, Florida 32790-0350, Winter Park, Florida 32790.

Location:  RG-3 Zoning District, City of Maitland

Request: The applicant requests a zoning amendment to Section 21-13. V. Permitted Conditional Uses to add (j.) Residential scale retail and/or personal service use for the RG-3, multiple family residential district where property(ies) zoned RG-3 meets requirements set forth in Policy 3.9.A of Future Land Use Element of the 2030 City of Maitland Comprehensive Development Plan (CDP), i.e. they must be located within a High-Density Residential land use district, and contiguous to a rail line and adjacent to Downtown Maitland.

Request: The applicant requests a variance to permit the construction of a fence six (6) feet in height, in lieu of the maximum permitted fence height of two and one-half feet (2½’), within a street side yard. The property is located in the RS-2, single-family residential district

Request: The applicant requests preliminary comments for a proposed multifamily development for seniors composed of 93 affordable housing units as well as 6,982 square feet of potential retail/ office/flex space. As submitted the development is for seniors from 55 years of age and older.
