4.       Recommendation–Petition No. 2006-07 (AZ) Section 21-5 Supplemental District Regulations I. (B) Nonconforming Lots of Record

Location: RS-D Zoning District within the City of Maitland.

Request: As proposed, the amendment would allow platted lots in the RS-D, residential single-family and duplex district to be built upon if altered after the date of recording of the plat, subject to such alteration occurring prior to a specific date, even though such lot fails to meet the width or area as originally platted. However, such lot must not be less than 48 feet in width.

      Request: Draft Transportation Proportionate Share Ordinance as required by Florida Statute 163.3180(16) establishes conditions whereby developers may satisfy transportation concurrency requirements through proportionate concurrency (Level of Service) requirements through fair-share contributions.

Request: The applicant proposes to rezone the property which is located in two separate zoning districts Mixed Office Residential Commercial (MORC) and Professional Office 1 (PO-1) to a Planned Development (PD).
