3.      Recommendation Petition 2006-04 (AZ) Section 21-5. Supplemental District Regulations

Applicant: Janice Karla Stange, 05718 Twin Palms Road, Fruitland Park, Florida 34731

Location: RS-3 Zoning District within City of Maitland

Request: The Amend Section 21-5. Supplemental District Regulations. B. Nonconforming lots of record, of the Maitland City Code.  As proposed, the amendment would allow platted lots in the RS-3, single-family residential district to be built upon if altered after the date of recording of the plat, subject to such alteration occurring prior to a specific date, even though such lot fails to meet the width or area as originally platted. However, such lot must not be less than 45 feet in width.

Request: The applicant requests a site plan review for a 4,400 square foot commercial office complex.

8.       Recommendation–Petition No. 2006- 10 (BZA) 710 Lake Catherine Drive

Request: The applicant requests a variance to construct a seven foot two inch (7’2’’) block wall in lieu of the two-one half foot (2½ ’) front yard requirement.

9.       Recommendation–Petition No. 2006- 11 (BZA) 1101 North Wymore Road

Request: The applicant requests a variance to construct a structure fifty-nine foot (59’) in height, in lieu the thirty-five foot (35’) maximum height requirement within the R1-AA Single Family Dwelling District (Orange County Temporary District). At this time the subject property has not been rezoned into a City of Maitland district.

10.   Recommendation–Petition No. 2006-03 (AZ) Summit South Parcel 4  (Lot 3) and 4R

Applicant: City of Maitland, 1776 Independence Lane, Maitland, Florida 32751.

Location: Sites include Laser Wash-Car Wash, Chick-fil-A, 7-Eleven, and “The Summit” entrance sign on the south side of Maitland Boulevard. All properties are located west of I-4 and south of Maitland Boulevard.

Request: The City of Maitland proposes to amend the current zoning category from Orange County P-D (Planned Development) district to a City of Maitland PD (Planned Development) district. The Planned Development District would permit the existing commercial/retail uses to remain and no development is proposed as part of this zoning amendment. The site was a part of the Summit Annexation Area “A”.
