Applicant: Shoppes of Maitland L.L.C., 7505 West Sand Lake Road, Orlando, FL 32819
Location: The property is located at 400 S. Orlando Avenue (N.E. Corner of S. Orlando Avenue and Ventris Avenue), Maitland, FL 32751
Request: The applicant is requesting a Site Plan Review for a 3,820 square foot bank and a 18,200 square foot mixed use center.
4. Recommendation: Petition No. 2004-03 (SUB) The Oaks of Maitland Second Addition Preliminary

Applicant: Charles Clayton, Jr., 615 North Wymore Road, Winter Park, FL 32789
Location: The site lies on the north side of Mayo Avenue and east of 17/92 on Sanford Avenue.
Request: The applicant is requesting to replat property along the west side of Sanford Avenue from Mayo Avenue to North Avenue into eight lots for single family homes.
5. Recommendation: Petition No. 200504 (AZ)(PD) Kalmanson Point

Applicants: Barry Kalmanson, Barbara Kalmanson, and Lester Kalmanson, 500 North Maitland Avenue, Suite 305, Maitland, Florida 32751
Location: The property is located at 2055 and 2080 Summerland Avenue, Maitland, Florida 32751
Request: The applicant is requesting to amend the Planned Development for Kalmanson Pointe to allow accessory structures with walkways to be connected principal structure; no limitation on number of accessory buildings; no limit on the size of the accessory structures; multiple kitchens in principal structure; eliminate 15 foot setback between Lots 1 and 2 in order to build across lot lines; height limitation of 40 feet; permit a fence no higher than 8 feet in required 30 foot front yard; a fence no higher than 6 feet in the required 30 foot front yard along the entire length of the south and west lot lines of Lots 1 and 2 respectively.

Location: The property is located along the east of Orlando Avenue from George Avenue to Sybelia Avenue and contains 15.787 acres, more or less.
Request: The applicant is requesting to replat eight parcels (six un-platted parcels and two platted parcels) along the east side of Orlando Avenue from George Avenue to Sybelia Avenue and contains 15.787 acres, more or less
7. Pre-application – Port City Java

Applicant: Steve L. Beumer, L.M.S. Associates, P.O. Box 948094, Maitland, Florida 32794
Location: The property is located at the northwest corner of Orlando Avenue and Lake Avenue.
Request: The applicant is requesting to construct a specialty coffee café, with retail on the bottom and one to two residential units above the first level.
8. Discussion: The Woods at Park Lake (AZ)(PD) & (SUB)

Applicant: KB Home Orlando, LLC, 8403 South Park Circle, Suite 670, Orlando, Florida 32819
Location: The properties (two vacant lots) are located along the east and west side of Grove Street.
Request: The applicant is requesting to rezone the property to a Planned Development to allow for a gated condominium community of 144 lots/units.
