ALL ON-STREET PARKING STALLS SHALL BE A MINIMUM OF 8 FEET WIDE AND 25 FEET LONG. THE MAXIMUM LENGTH OF CONSECUTIVE PARKING STALLS SHALL BE A TOTAL LENGTH OF 75 FEET AND SHALL HAVE A PLANTER ISLAND LOCATED AT THE TERMINUS OF EACH PARKING ROW. STREET TREES SHALL BE PLANTED IN THE PLANTER ISLANDS TO ALLOW FOR SUFFICIENT AREA TO CREATE A MAXIMUM OF THREE PARKING STALLS BETWEEN PLANTER ISLANDS AND SPACED AT A MAXIMUM DISTANCE OF 81 FEET.

WHERE NO ON-STREET PARKING IS PROPOSED, THE MAXIMUM REQUIRED FRONT YARD FOR THE BUILDING SHALL INCLUDE A 2 FOOT TRANSITION ZONE, A 6 FOOT SIDEWALK AREA AND AN 8 FOOT PARKWAY, FOR A TOTAL DISTANCE OF 16 FEET FROM THE BACK EDGE OF CURB. TYPICAL SECTIONS FOR AREAS WHERE NO ON-STREET PARKING ARE PROPOSED SHALL BE AS INDICATED ON THE TYPICAL SECTIONS OF MAITLAND AVENUE IN THE CULTURAL CORRIDOR WHICH ARE ADOPTED AS PART OF THIS ORDINANCE. STREET TREES SHALL BE PLANTED WITHIN THE 8 FOOT PARKWAY AND SPACED AT A MAXIMUM DISTANCE OF 50 FEET.

IN ALL CASES, STREET TREES SHALL PROVIDE A MINIMUM CLEARANCE OF 134 AS THEY OVERHANG A STREET.

IN NO CASE SHALL THESE DESIGN REQUIREMENTS PERMIT A BUILDING TO BE LOCATED ON THE RIGHT-OF-WAY OR WITHIN AN EASEMENT. SHOULD IMPLEMENTATION OF THESE DESIGN STANDARDS CAUSE ON-STREET PARKING, SIDEWALK, OR PARKWAY PLACEMENT TO OCCUR ON PRIVATE PROPERTY, RIGHT-OF-WAY DEDICATION OR EASEMENT DEDICATION SHALL BE REQUIRED.

FOR PURPOSES OF THIS SECTION OF THE ZONING CODE, BACK EDGE OF CURB SHALL BE DEFINED AS: THE BACK EDGE OF THE EXISTING CURB ON MAITLAND AVENUE, AS WELL AS EXISTING CURB ON SIDE STREETS IN THE AREAS AFFECTED BY THIS ZONING AMENDMENT. SHOULD A CURB NOT EXIST ON A SIDE STREET, THEN THE BACK EDGE OF PAVEMENT SHALL BE UTILIZED IN THE SAME MANNER AS THE BACK EDGE OF CURB. SHOULD REDEVELOPMENT OF A SITE OCCUR IN AN AREA WHERE A CURB DOES NOT EXIST, INSTALLATION OF A CURB SHALL BE REQUIRED CONSISTENT WITH THE STREETSCAPE DESIGN STANDARD TYPICAL SECTIONS WHICH ARE ADOPTED AS PART OF THIS ORDINANCE.

PARKING LOTS AND RETENTION PONDS SHALL BE LOCATED TO THE SIDE AND REAR OF THE PROPERTIES TO ALLOW FOR PLACEMENT OF THE BUILDING IN SUCH LOCATIONS AS TO DEFINE THE STREET EDGE. (ORD. NO. 1054, SEC. 1, 2/24/03)


(13) FOR LOTS WITH SUBSTANDARD WIDTH IN RS-D1 DISTRICT, AIR CONDITIONING COMPRESSORS AND POOL EQUIPMENT MUST BE A MINIMUM OF 7 1/2 FEET FROM SIDE PROPERTY LINES. SWIMMING POOLS MUST BE A MINIMUM OF 8 FEET FROM THE SIDE PROPERTY LINES AND POOL ENCLOSURES MUST BE A MINIMUM OF 5 FEET FROM THE SIDE PROPERTY LINES. THESE REQUIREMENTS IN THIS FOOTNOTE APPLY ONLY TO LOTS WITH SUBSTANDARD LOT WIDTH.

(14) FOR THE AREA DEFINED IN ORDINANCE NO. 1086 AS TRACTS A AND B OF WINFIELD UNIT 1 ACCORDING TO PLAT BOOK 34, PAGES 77-81 OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, THE SIDE YARD AND STREET SIDE YARD REQUIREMENT SHALL BE AS FOLLOWS: STREET SIDE YARD - 25 FEET. SIDE YARD - 100 FEET. 10 FEE FOR ANCILLARY USES. BUILDINGS IN EXCESS OF 1 STORY IN HEIGHT WITHIN 100 FEET OF SIDE OR REAR LOT LINE OF ANY SINGLE-FAMILY RESIDENTIAL DISTRICT ARE SUBJECT TO APPROVAL THROUGH THE SITE PLAN REVIEW PROCESS. (ORD.
